How to Use Zillow Filters Like a Real Estate Agent

Most buyers set price, beds and baths and stop there. Agents go further: they narrow the area, use the filters under More, and look at sold homes, not just ones for sale. Here's how to search Zillow the same way.

Start with the right area

  • Draw your boundary. Use the Draw tool on the map to outline the streets you'd actually live on. City and ZIP code boundaries often include areas you'd never consider.
  • Save one search per area, so alerts and results stay focused.

The filters most buyers skip

Open More to find:

  • Square feet and lot size, so tiny or oversized homes drop out.
  • Year built, useful for avoiding older systems or finding character homes.
  • Maximum HOA fee, which can change a monthly payment as much as the price.
  • Parking, garage and basement options.
  • Single-story only, for accessibility or planning ahead.
  • Days on Zillow, to see only new listings or only ones that have sat for a while.
  • Keywords, which search the listing description. Try "ADU", "workshop", "renovated kitchen", or "as-is".

Use listing type and status

  • Coming soon listings can give you a head start.
  • Pending and under contract homes show what's competing for buyers, and some fall through.
  • Sold homes are the agent's secret weapon. Switch the search to recently sold to see what similar homes actually went for, which is the best guide to what a listing is worth.

Read days on market

A home that's been listed much longer than others nearby often has room to negotiate, especially if its price history shows cuts. A home that sold within days of listing tells you that kind of property moves fast in that area.

Compare value, not just price

Price alone doesn't tell you whether a home is a good deal. Agents compare price per square foot against recent sales of similar homes nearby, then adjust for condition, lot and location. Agent habits worth copying

  • Set your price filter a little above your budget, since some homes sell for less than asking.
  • Check the same search on another site, since listings can appear at different times.
