Price Per Square Foot for Condos vs Houses: Why They Differ

In the same city, a condo often lists at a higher price per square foot than a house, even though the house comes with more space and its own land. That surprises many buyers. The difference has clear causes, and knowing them helps you compare the two fairly.

Why condos often cost more per square foot

  • Smaller size: every home needs a kitchen, bathrooms and systems, which are the most expensive parts. In a small unit, those costs are spread over fewer square feet.
  • Location: condos are often in central, walkable areas where all property costs more.
  • Building and amenities: elevators, gyms, pools, security and parking are built into the price.
  • Newer construction: many condo buildings are newer than nearby houses.

Why houses can cost more in other areas

  • Land: a house's price includes its own lot. Where land is very expensive, that can push houses higher.
  • Demand for space: in suburbs with good schools, family-sized houses can command a premium.

The HOA factor

Condo owners pay monthly HOA fees for building upkeep, insurance and amenities. Two condos with the same price can have very different real costs. Compare the full monthly payment, not just the price. See the true cost of owning a home.

Measurement differences

Condo square footage may be measured to the inside of the walls or to their center, and house square footage usually excludes garages and unfinished basements. Check how each listing measured before comparing closely.

How to compare fairly

  1. Compare like with like: condos with condos in the same building or area, houses with houses.
  2. Use recent sales, not just asking prices.
  3. Adjust for size: smaller homes usually show a higher price per square foot, so compare similar sizes.
  4. Add monthly costs such as HOA fees and insurance.
  5. Factor in what you get: outdoor space, parking, storage and maintenance you don't have to do.
